Redevelopment
The term redevelopment generally refers to new construction that occurs within an existing developed area, commonly one that is older and has a land use pattern and related conditions that are in need of some level of improvement. It may be as simple as developing a vacant lot (“infill development”) or it could involve demolition of some or all existing structures that are not suitable for new use(s), or some combination. To date, Miramar’s experience with redevelopment covers a wide range of projects and includes both the private and public sectors, as shown here.
Redevelopment Opportunities
Transit Oriented Corridor (TOC)
A Transit Oriented Corridor (TOC) is generally characterized as a developed environment within a quarter mile of a public transit system, with building characteristics and public amenities that promote the safe movement of pedestrians. The city has designated the State Road 7 corridor as TOC to encourage a future land use pattern that is form-based as an alternative to conventional zoning. This means using physical form (rather than separation of uses) as the organizing principle for development regulations. The desired result is a greater mixed-use development pattern with a sustainable and walkable environment. The TOC regulations can be found in the city’s Land Development Code (LDC).
Opportunity Zone (OZ)
An Opportunity Zone (OZ) is an economically distressed area of a community where new investments, under certain conditions, may be eligible for preferential federal tax treatment. One or more OZ Funds control zone investment as a means of providing new private sector investment that commits at least 90 percent of their capital in qualifying assets in the zone. Each OZ is designated by census tracts and Miramar has two located in its historic area.

Monarch Town Center
Ft. Lauderdale-based Stiles Takes Flight with 150,000+ Square Foot Monarch Town Center
Located at the northwest corner of Miramar Parkway and Flamingo Road, Monarch Town Center is underway, joining the existing CVS Pharmacy, Speedway gas station, and Monarch Professional Center office buildings. When completed, Monarch Town Center will be anchored by a grocery store with detached parcels to feature additional retail, a dining and entertainment component and a potential bank. FCI Residential Corporation Finds a Gem of a Location in Miramar
Construction will soon be underway for Miramar Station, a mixed-use development across from the Kohl’s shopping plaza (Miramar Square) on Miramar Parkway and Flamingo Road. Miramar Station will include 648 multi-family residential units and over 26,000 square feet of proposed commercial development, with already committed tenants that include Aldi and Chick-fil-A.

Pinnacle at La Cabaña
Pinnacle Communities to Develop Miramar’s First-ever Affordable Housing Rental Community for Seniors
Pinnacle Communities will develop the City of Miramar’s first-ever, luxury-style senior affordable housing community, Pinnacle at La Cabaña, which will feature 100 one- and two-bedroom apartments, with planned amenities that include a clubhouse with a fitness area, cyber-cafe/game room, fitness area, and outdoor recreation area. Residents will be age 62 years and older and rental rates will be income-restricted, based on area median income.

Related Group’s Block 2 Town Center
Internationally-Renowned Developer, The Related Group, To Build A Mixed-Use Community in Miramar Town Center
Plans are underway for The Related Group to develop an eight-story, mixed-use building in Miramar Town Center. Featuring 400 rental apartments and 30,000 square feet of retail, the building will include shops and restaurants on the ground floor and a lobby, lounge, and state-of-the-art amenities for the residential tenants.
Planned public amenities will feature a plaza with park benches, and elegant landscaping, and an art sculpture will enhance the exterior’s grounds.

Commercial Constructions in Miramar
Auto Zone
The Auto Zone project was the city’s 1st true redevelopment project, located on a previous heavy commercial site that had been in disuse for some time. In addition to eliminating an undesirable condition, it brought new employment to the area and a new business presence for State Road 7.
KFC
The KFC project is the most recent project to receive city approval and is the same type of improvement plan as McDonald’s, which is located nearby.
McDonald's
The McDonald's project was a total demolition and re-build initiated by the company. It replaced an outdated building with the company’s more modern concept store while also bringing the design into compliance with the city’s architectural design standards.
Mobil / Citgo
Located at a key entry into the city at the northwest corner of State Road 7 and Miramar Parkway, the Mobil / Citgo project was the 1st of the total demolition and rebuild projects. In place of the previous obsolete building and pump configuration of the old station, Mobil built a modern facility and even added a quick oil lube service use on the site.
Wachovia / Walgreens
The Wachovia / Walgreens project was unique because it involved both demolition and rebuild (Wachovia) and redevelopment (new Walgreens). Originally the site of a large Wachovia bank branch, the building was removed and replaced with a similarly sized building for both uses, but with the drug store occupying the largest portion and the bank downsizing its area. This resulted in a new business coming to historic Miramar, bringing jobs and additional retail to the market.

Miramar Multi-Service Complex
The Multi-Service Complex project is located on the old City Hall site and, except for one wall retained for historical reasons, is a total demolition and redevelopment into a modern multi-service community center and fire station.
Miramar Youth Enrichment Center
The Youth Enrichment Center is the 1st city-initiated redevelopment project and is unique because it involved the reuse of some existing structures previously used for the City’s fleet maintenance activities, which had been relocated to newer facilities. Now, in place of an obsolete facility, the city has a modern complex that is designed to meet the social and recreational program needs of area residents.
