The Florida Building Code 8th Edition (2023) went into effect January 1, 2024. All permit applications received before that date will be under the 7th edition (2020) codes. For permit applications submitted on January 1, 2024 and thereafter, all permit applications will be reviewed under the new Florida Building Code 8th Edition (2023)

Construction Debris

Construction debris will not be collected with regular trash pickup. Please contact Waste Pro at 954-967-4200 for construction debris removal.

Division Services

The Building Division provides the following services:

  • Reviews all building permit applications for compliance with all national, state, county, and municipal codes to preserve the health, safety, and welfare of the public
  • Issues garage sale and other permits
  • Issues occupational permits and inspections
  • Performs all necessary building inspections
  • Maintains files of building plans and blueprints
  • Ensures building code compliance

Homes 10 Years or Older

The City of Miramar is not likely to have records (blue prints, etc.) to satisfy public records requests for residents who live in structures built more than 10 years ago. According to the General Records Schedule GS1-SL item # 252 for State and Local Government Agencies, the Building Division of City of Miramar does not need to keep on record Residential Plans with more than 10 years after issuance of certificate of occupancy.

Home Improvement Projects

Residents should call the Building Division at 954-602-3200 for information before beginning any Home Improvement Project. We will assist you with the permitting process.

As of October 1 2019, checks made out for the incorrect amount will be voided and returned to the customer.

How long does it take to issue a permit?

It usually takes approximately 15 business days for residential projects, and 30 business days for commercial projects. We also have quick service permitting available for single discipline residential permits (e.g. roofing, windows, shutters, driveways, fences, A/C units, hot water heaters, service changes, minor electrical repairs) on Tuesdays, 7:30 AM - 10:30 AM.

How long does it take to issue a permit?

It usually takes approximately 15 business days for residential projects, and 30 business days for commercial projects. We also have quick service available for single structural residential permits (e.g. roofing, windows, shutters, driveways) on Tuesdays, 7:30 AM - 10 AM.

Where can I send my contractor registration or updates?

Please send ALL contractor registration and updates to ContractorUpdates@miramarfl.gov.

It usually takes between 3 - 5 business days for residential, and 15 business days for commercial projects. We also have quick service available for single structural residential permits (e.g. roofing, windows, shutters, driveways) on Tuesdays, 7:30 AM - 10 AM.

Can I schedule a time for my inspection?

Yes. Building Division Inspectors can be contacted from 7:30 AM - 8 AM on the morning of a scheduled inspection to get a window of time when the inspector will arrive at the job site, or to ask questions about the previous day’s inspections. Applicants can also call 4:30 PM - 5:30 PM to speak to inspectors at 954-602-3200. When calling, please use the following extensions:

  • Mechanical: 3214

  • Structural: 3209, 3215 or 3216

Proper Inspection Extensions

Can I check the status of my Code Compliance Case online?

Not yet. This service is not available at this time but the City of Miramar is working to get this service online in the near future. To check the status of your Code Compliance Case, the following options are available:

  • Call the Structural Plans Examiner at 954-602-3208
  • You may also visit the Building Division counter at: 2200 Civic Center Place, Miramar, FL 33025

Can I schedule an inspection online?

Can contractors register during quick service?

No. Contractors are asked to register with the City of Miramar prior to coming for quick service. Please call 954-602-3200 for more information.

How do I contact inspectors to get a time frame on inspection day?
